If city utilities or a functional septic is approved; major reconstruction due to fire, storm, or flood damage, or neglect is a very practical and profitable form of investment. I have estimated fire/storm damage with very profitable investments for future home buyers. As long as the foundation, septic, and part of the existing superstructure are usable, in most cases can be restored within the fair market value and less. Major reconstruction is a great investment.
